Traditional 12-to-18-month delivery timelines for sub-50 MW facilities are no longer representative of the market, according to CBRE’s 2026 data center outlook. Large AI campuses now require multi-year construction schedules involving multiple substations and new transmission infrastructure. Project backlogs for contractors working on data centers now average 10.6 months, compared to 8.3 months for contractors working on other project types—a 2.3-month gap that reflects both the volume of work in the pipeline and the premium these projects command for the most in-demand workers.

The skilled trades subcontractors who consistently deliver on data center timelines share a specific approach: they treat workforce planning as a pre-bid activity, not a post-award scramble. They know their peak crew size before the contract is signed. They have established relationships with staffing partners who can mobilize vetted, mission-critical-ready tradespeople on short notice. When a phase accelerates or a worker does not show, they have a call to make — not a problem to solve from scratch.
Modular construction and prefabrication are accelerating on these builds in parallel. Electrical components and power room assemblies built off-site reduce on-site labor hours, but they require skilled trades to install, commission, and integrate them under tight schedule pressure.
